Example 1:

The owners of an original Bauhaus Villa with a large surrounding property in Berlin-Dahlem desire to sell this jewel quickly and discretely.

The Task:

The object had to be evaluated with special attention to matters of listed buildings. Due to the nature of the building, strong polarization of potential buyers had to be expected. Accordingly, the target group was defined and individual measures for successful marketing of the object were mutually decided upon with the seller.

  1. We performed a market value evaluation and, together with the sellers, defined a market price, as well as a bottom sales price.
  2. We choose four exclusive real estate agents as cooperation partners for a so called ’silent sale’ (where the offer was passed on solely to preferred customers of the agent).
  3. In Cooperation with our architect, we researched and negotiated possibilities for renovation and potential changes to the layout of the house. This involved intense discussions with the Historic Monument Protection Authority.
  4. With the support of our architect, we recalculated the cost structure for potential modernization activities with special attention to today's energy efficiency standards and requirements.
  5. We collected all the necessary data and produced an expose.
  6. We organized and carried out the viewings with interested buyers and if desired also arranged a second viewing together with the architect in order to discuss the feasibility of individual ideas of the potential buyer.

The Result:

The villa was sold within a time span of four months at a price which exceeded the original asking price. Buyer and seller were happy to have found the optimal partner. The buyer was happy to have found such a rarity and the seller was pleased to know the much-loved house that had been their home for so many years in good hands.
